Getting your FHA offer Accepted-It's not always about getting the "good deal"- It typically takes the FHA buyer 1 or 2 "lost deals" to get up to speed on how to make an FHA offer that the seller will accept.
FHA is a wonderful program because of the relaxed requirements on the credit score and low down payment (3.5%). But when you are competing against conventional or all cash offers with FHA, it's real easy for your offer to go to the back of the line, especially if you are low balling.
Why is that? Well, FHA is real picky about the property condition, there are certain guidelines the home or condo must meet to satisfy FHA. While this is great for the buyer, it is cumbersome for the seller who must make all the repairs. Also, when comparing an FHA offer with 3.5% down and a Conventional offer with 20% down, which would you choose if you were the seller? Don’t forget, the FHA buyer wants up to 6% credit towards their closing cost, yet another hit to the sellers’ bottom line. Put yourself in the sellers shoes and ask yourself what would change your mind (if you were the seller) and get you to accept that FHA offer? It's pretty clear, the answer is more money! You got make very difficult for the seller to turn you down and over look those conventional 20% down offers.
FHA buyers remember this: for you it's all about terms! For you it’s getting those closing cost covered and getting in the house at 3.5% down. That is your priority. If you are going FHA and out to find a steal, you are in for a bumpy and fruitless ride. But, if you want to find a home you love, can afford and intend to keep for the next 5 or more years, you will find a home!

FHA loans are perfect for applicants who don't have a 20% down payment saved or who need assistance with more flexible qualification requirements. FHA-approved lenders offer FHA loans that are insured by the Federal Housing Administration (FHA). Because FHA loans are designed to help first-time home buyers, there are differences compared to traditional loans. One difference is that income and allowable debt are subject to more flexible loan qualification requirements than a traditional loan, making it easier to qualify for this type of loan. First-time home buyers can put as little as 3.5% of the purchase price down for the home.
There are fees in addition to the down payment that must be paid when purchasing a home. These fees are called closing costs. For example, closing costs cover title policies, recording fees, inspections, courier charges, reserves to set up an mortgage impound account, and origination fees that the lender charges. Closing costs can be typically be anywhere from about 2 to 3 percent of the purchase price. By the way, we like to negotiate for our buyers to have the seller pay those closing cost. Don’t be afraid to ask!
The seller may contribute or credit up to 6% of the purchase price. Often that amount is calculated and added to the top of your offer. For example: You may want to offer $300K but need closing cost from the seller. You will offer $318K and the seller will credit $18K (6%) towards your closing cost. This gives them their $300K and you your closing cost. Essentially you are financing your closing cost. Or you may offer $300K with and ask for $18K in closing cost. This will net the seller $282K and you will get your closing cost. The seller will be more likely to accept the offer that nets them the most.
